Land area: 1,071 m² Total built-up area: 909 m², distributed as follows: • Ground floor built area: 418 m² • First floor built area: 395 m² • Basement area (Garage & dependencies): 96 m² Terrace area (can be used as a rooftop): 414 m² Garden area: 157 m² Pool area: 82 m² Interior parking area: 77 m² 3-2 – Ground Floor Composition (418 m²): The ground floor consists of two parts: a first part at level 0 and a second raised part (about ten steps). • First part of the ground floor: a. An entrance hall. b. A reception hall under a pyramid-shaped dome, with a black marble water wall and a pyramid fountain on the floor, also in black marble. c. A WC area (men + women + hand washbasin). d. A large Moroccan lounge with large bay windows overlooking the garden/pool. e. A TV lounge with large bay windows overlooking the garden/pool. f. It consists of a bedroom with dressing room and a bathroom with red tiles and black marble. Note: All suites and rooms are equipped with high-end bedding and furniture, minibar, safe, flat-screen TV, satellite, telephone, desk, bathroom with bathtubs, WC, washbasin, and bidet. 3-4 – Basement Composition (96 m²): The basement consists of: a.
